My experience has been as the manager/principle of every aspect of ground up development as well as value added rehab projects. As part of the development process we have always been very active in the design phase of our projects.  Some of our projects have required difficult entitlement processes. We have had to manage politically active neighborhoods, environmentally sensitive sites and multiple jurisdictions with adverse agenda.  Some of our medical office projects  required “certificates of need” and had conflicts with local hospital districts which needed resolution in order to complete the projects.

I cannot think of one of our projects whether it was a single tenant build to suit project or a mixed use waterfront project that didn’t include sensitive lease negotiations. We have developed projects with non-traditional income streams and leading edge business activities. We developed projects during the “Volker years” and the “S&L Crisis” as well as the current market.  We have extensively worked with lenders  in all of these markets.  Whether we bid or negotiated construction of our projects as the principle the responsibility for budget was always ours. Our responsibilities were to completion which included tenant acceptance, certificates of completion and warranty periods.

As merchant developers we have successfully marketed over 80 projects through our development activities alone.  Our current efforts are directed toward providing Real Estate Service and Brokerage in this Distressed Commercial Real Estate Market which is challenging us all today.  Our commitment is to achieve the highest quality service for our client, whether they be an investor, investor partner or a pure investment for our own account.  Whether re-trading a client's lease or managing a new tenant listing for a client, our goal is to fulfill the realistic goals of our client.  Our focus on brokerage in the small cap distressed market is simply the result of our experience and the reality of current market conditions.
