Freeway Intersections serve large market areas.  They also have immediate access issues.  Our goal was to build the highest quality building in the marketplace for small tenant users.  We wanted to build a Class B office building by size and construction standards with Class A finishes and amenities.  Our load factor was inherently a problem for this 2 story, small tenant, small floor plate building.  Our interior design solution was well received by the tenant community and even though we finished the project in a down market we easily reached full occupancy at proforma rents.
